    Good

The location is marvelous. Living by the Rialto bridge you'll always find the way home. All hot-spots are nearby. The staff will do the best to help you.

You're not allowed to cook. While living by the fish market you'll really dream about frying pan

    Fabulous

Location was very good, we prefer to be outside of the most crowded areas but still be able to walk to everything we want to see.

The street where it is located is not at all appealing, the property is very basic but clean and very good value for the money.

    Exceptional

The cozy little hotel is located just 5 minutes away from the Rialto bridge which gives your the perfect location if you want to reach all the main tourist attractions and shopping streets in just few seconds. The hotel is really cozy and gives you the feeling of living in a family house or smth similar. Did not have the feeling it was a hotel.

The room was very poorly isolated and you could hear every other guest in the hall and people on the street like they were in your room...

    Good

The location is very well and easy reacheable by vaporetto!

We booked the rooms approximately two months before but we got only one room with a bathroom. Though the landlady gave us a discount but we can not understand why it was a problem because there was a daily change in the rooms and we had had a booking for 3 nights! The typical Italian breakfast was also chaotic: First day morning the coffeemaker was unusable (but we had a new next morning!) and last morning at 8.00 A.M. milk and joghurt were off!

It's a really good place. The environment is great and the staff is very friendly. I stay there for one night at 31st of Novermber 2012. At that time there was a flood in Venize. The landload helped us to buy rain shoes, so that we can rush to train station in time. I would highly recommend this place.

It was a great place to stay, we really enjoyed our time there. The owners were really lovely. Our room was nice, big and clean. We got free breakfast everyday. Great location. And we felt the owners went out of their way to make sure that our needs were met. We will definitely recommend to others this accomodation.

Unfortunately, the strike happened in Venezia that day, we have to carry our luggage all the way from S.Lucia Station to the hotel, which is very tiring. We arrive at hotel over 9pm, therefore have to pay additional 20 euro for the late-checkin, got NO CHOICE. When booking, we'd contacted LRM, but NOT be informed of charging extra fee IN ADVANCE. The room is in 2nd floor, within bathroom, a little smaller than the one without bathroom. Bed mat is too soft, it feels leaning to the middle when lying down. The bathroom is OK :) but the washbasin is too small to wash face. Mosquitoes are around the room in Oct :( There's a bar nearby, drunk young man always talked loudly, the window is not very soundproof. Good: 1. near Rialto Bridge 2. reasonable price

    1. extra 20 euro for late check-in, early check-in is also charged 2. poor soundproof 3. masqito 4. no air condition

    Nothing special

Absolutely terrible service. We have seen the lady at reception only on arrival and she was good for only two things: to pick our money and to ruin atmosphere. Be warned -- early checkin is paid, but the price is written nowhere. And she wanted 20 eur, which I refused and we argued to the point, where I wanted my money back. She stepped back finally and we could do regular checkin (not early). Hotel is just ok for survival for two nights. There were no blankets and in night it was already getting cold. But there was nobody to help. Towels smelled like vinegar. Also there were mosquitos and some bugs. Guides -- yes, there were some, but only in italian. Windows are to the street, which was pretty noisy. Location is good, but well, you are in Venice, every location here is good, because you can go from one end of the city to the other by foot (we did, several times). The hotel doesn't have any sign. You have no chance of finding it, without knowing the complete address. And even then, you have to be lucky, because the door bell is electronic and they swith it off, so nobody is going to hear you. Breakfast is in nearby bar and it is coffee/tea and croissant. If you don't expect any service and you want to have semi-clean room without blankets, go ahead, I wouldn't.

    Very good

Very good location, 20 meters from the Grand Canal, and 5 mins walk to Rialto bridge.

On arrival at the Hotel there is no one there and no instructions on how to contact the owners, they don't seem to answer the phone either so takes a while to get in. As a tip they own the small bar 20 mtrs further down the road on the right go there and ask for owner

    Good

The location, free wi-fi, room was clean and tidy and large.

The breakfast could have been better and no air cond.

    Fabulous

Good position, quiet end of a street with at least one good restaurant on it (plus 4 others), rooms are a bit sparten but clean and bright. Near a vaperetto stop just down from the Rialto and Rialto bridge.

    Good

    Nice and confortable room.

    - From outside does not look really like a hotel/hostel (no signaling at all) - Breakfast is at a nearby bar and only offers croissant+coffee/tea - No one stays at the hotel (the owner lives in an appartment on a different floor). If you need something, you have to ask at the nearby bar.

    Location

Breakfast is at the owner's cafe end of the street - you barely get an orange juice and a croissant. Very hard bed - no mirror in room - no TV - no airconditioning. Lots of noice.
